This same thing happened to me. It's REALLY difficult to evict and being nice about asking for a tenant to move out simply doesnt work for some people. And then BECAUSE of this happening, we had to install all sorts of rules to filter people BEFORE they signed a lease. Three months rent up front, is frankly the best filter. No pets helps (but not a guarantee),

Honestly having to go to court and have a sheriff standing at your door while they remove an unwanted tenant after 6 months of anger is one of the worst experiences I have had to go through (we have hand 95% excellent people, but it just takes that one, same is true for AirBnB)
